In the mid-1960s, the singer and actress commissioned famed desert modern architect Donald Wexler to build her a desert getaway in <a href=\"https:\/\/www.sunset.com\/travel\/palm-springs-bachelorette-itinerary\">Palm Springs<\/a>. The 7,000-square-foot estate, a masterpiece of open plan design, with floor-to-ceiling windows framing generous views of the San Jacinto Mountains from nearly every room, poured concrete floors, and extensive use of steel so impressed New Yorker Marnie McBryde on a tour of the home that she decided to commission Wexler to design a house for her to build back in East Hampton. Wexler is known for pioneering the use of steel in residential architecture and for his striking buildings, such as the Palm Springs International Airport, the Alexander houses, and other public and private buildings in the area.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:image {\"id\":190741,\"sizeSlug\":\"medium_2x\",\"linkDestination\":\"none\",\"credit\":\"Photo by Thomas J. Artwork by Sebastiaan Knot (left) and Glen Wexler (right).<\/p><\/figure>\n<!-- \/wp:image -->\n\n<!-- wp:paragraph -->\n<p>\u201cI just fell in love with Wexler\u2019s vision of desert modernism, and it just spoke much more closely to my aesthetic and the way I like living,\u201d says McBryde. \u201cI love the simplicity and elegance of it.\u201d Working with Palm Springs architect <a href=\"https:\/\/www.o2arch.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Lance O\u2019Donnell<\/a>, of o2 Architecture, Wexler designed a low-slung glass and steel house for a site in the country with sweeping meadow views. That house was never built. Wexler passed away in 2015. On a beach walk in the Hamptons, McBryde asked a friend what he thought she should do with the unbuilt Wexler. His answer: \u201cWhy don\u2019t you take it back home?\u201d<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:image {\"id\":190736,\"sizeSlug\":\"large\",\"linkDestination\":\"none\",\"credit\":\"Thomas J. Story<\/p><\/figure>\n<!-- \/wp:image -->\n\n<!-- wp:paragraph -->\n<p>Soon McBryde was back in Palm Springs looking for the perfect site to build the last Wexler, eventually finding a view lot in the <a href=\"https:\/\/www.sunset.com\/home-garden\/landscaping\/palm-springs-desert-palisades-modernist-architecture\">Desert Palisades development<\/a> just up the hill from Little Tuscany on the north end of town. It was represented by real estate developer Marc Sanders, who not only had the site but shared a love for Wexler: He was in the process of developing what was to become the second-to-last Wexler. McBryde and Sanders hit it off, picked a lot in Desert Palisades, and the last lost Wexler was on its way to becoming reality.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:image {\"id\":190743,\"sizeSlug\":\"medium_2x\",\"linkDestination\":\"none\",\"credit\":\"Thomas J. Story<\/p><\/figure>\n<!-- \/wp:image -->\n\n<!-- wp:paragraph -->\n<p>Like so many visionary home designs in Palm Springs, the new home is adept at framing the desert landscape and offers a refreshingly intentional and practical approach to living. Backing up against the mountain range, the sites in Desert Palisades are dotted throughout a dramatic boulder field that offers sweeping views of the city below, from downtown to <a href=\"https:\/\/flypsp.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">the airport of Wexler fame<\/a> to the Santa Rosa Mountains to the south.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:image {\"id\":190742,\"sizeSlug\":\"large\",\"linkDestination\":\"none\",\"credit\":\"Photo by Thomas J. The layout is extremely democratic: Nearly every room, from the secondary and guest bedrooms to the office, all share that same dramatic view, with doors leading past pocket gardens to the <a href=\"https:\/\/www.sunset.com\/home-garden\/idea-houses\/indoor-outdoor-living-tips\">outdoor living area<\/a>. The open plan design is anchored by a great room with a fireplace and seating bench that seems to stretch from the interior out through the glass to the valley below. A shaded dining area tucked under beams leads to a pool and viewing decks. \u201cA lot of houses with beautiful landscapes will be sited to favor one room or another with the best view,\u201d says O\u2019Donnell. \u201cBut not this house. No matter what bedroom you\u2019re in, you\u2019re seeing the desert in all its glory.\u201d<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:image {\"id\":190760,\"sizeSlug\":\"medium_2x\",\"linkDestination\":\"none\",\"credit\":\"Thomas J. No matter the scope, it requires a lot of time management skill, which is where a trustworthy pro comes in. Harn says she has clients who take it on and coordinate with various subcontractors, but it really comes down to your availability, budget, and personal preferences.\u00a0<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>When you choose a general contractor, you\u2019ll want to interview a few to get estimates and see if it\u2019s a good personality fit. Harn says to schedule meetings and take notice if they show up on time and are responsive, and both Harn and Tricamo have several questions they recommend asking potential builders and contractors. These include:<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:list -->\n<ul class=\"wp-block-list\"><!-- wp:list-item -->\n<li>What's your experience with these types of projects?<\/li>\n<!-- \/wp:list-item -->\n\n<!-- wp:list-item -->\n<li>What are your feelings about our project?&nbsp;<\/li>\n<!-- \/wp:list-item -->\n\n<!-- wp:list-item -->\n<li>How do you bill?<\/li>\n<!-- \/wp:list-item -->\n\n<!-- wp:list-item -->\n<li>Are you a licensed contractor?<\/li>\n<!-- \/wp:list-item -->\n\n<!-- wp:list-item -->\n<li>Do you have insurance?<\/li>\n<!-- \/wp:list-item -->\n\n<!-- wp:list-item -->\n<li>How many people are in your crew?<\/li>\n<!-- \/wp:list-item -->\n\n<!-- wp:list-item -->\n<li>How do you deal with problems, errors, or mistakes that pop up?<\/li>\n<!-- \/wp:list-item -->\n\n<!-- wp:list-item -->\n<li>Do you have experience with value engineering, or brainstorming ways to save money when possible?<\/li>\n<!-- \/wp:list-item --><\/ul>\n<!-- \/wp:list -->\n\n<!-- wp:paragraph -->\n<p>Before making your decision, you\u2019ll also want to ask each contractor to share references from homeowners who they\u2019ve worked with recently.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>\u201cWhatever you do, call your builder\u2019s references,\u201d Brown says. \u201cAsk them candidly how far over or under budget their project actually landed. It\u2019s super important to us that we're aligned with the right clients for us, too, because we're not the right fit for everybody and vice versa. Being open to the idea of that fit is so important, versus getting the best price. If it\u2019s too good to be true, it usually is, and the old cliche, \u2018You get what you pay for\u2019 is very true in our industry. Being an active participant in the process holds everyone accountable.\u201d<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-consult-with-an-expert\">Consult with an expert.<\/h2>\n<!-- \/wp:heading -->\n\n<!-- wp:paragraph -->\n<p>Taking on the responsibilities of a general contractor is challenging, particularly for those who don\u2019t have a lot of experience with construction. That\u2019s why Harn advises consulting with some sort of expert, like a designer or architect.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>\u201cDoing a remodel in a specific order makes more sense,\u201d she says. \u201cConsulting with someone who has a lot of experience can provide you with information that can save time, money, and headaches down the road.\u201d<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-do-a-pre-reno-trial-run\">Do a pre-reno trial run.<\/h2>\n<!-- \/wp:heading -->\n\n<!-- wp:paragraph -->\n<p>Depending on the extent of your renovations, you can sometimes stay in your home while it\u2019s under construction. Everyone is different, and Brown has a litmus test to determine what will work for you: Don\u2019t use your <a href=\"https:\/\/www.sunset.com\/home-garden\/home-tours\/calabasas-kitchen-makeover\">kitchen<\/a>\u2014or whichever area you plan to remodel\u2014for a full week.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>\u201cPay close attention to how cranky you get,\u201d she says. \u201cIf you find yourself teetering on the edge of Next-Level Irritable, think hard about whether you have the temperament for a live-in remodel. It\u2019s better to know your limits\u2014and plan a temporary escape\u2014than to discover them mid-demolition.\u201d<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>If you know you\u2019ll need to relocate temporarily, Harns says to find a place to live for one to two months\u2014or however long you anticipate the project will take. \u201cI replaced my windows recently, and I ended up finding a local hotel for a deal to take a four-day break from having so many workers and noise in my home,\u201d she adds.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:image {\"id\":171220,\"sizeSlug\":\"large\",\"linkDestination\":\"none\",\"credit\":\"Nazar Rybak\/Getty Images\"} -->\n<figure class=\"wp-block-image size-large\"><img src=\"https:\/\/www.sunset.com\/wp-content\/uploads\/renovating-floors-pc-nazar-rybak-1024x510.jpg\" alt=\"Renovating Floors\" class=\"wp-image-171220\"\/><p class=\"p-credit\">Nazar Rybak\/Getty Images<\/p><\/figure>\n<!-- \/wp:image -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-stash-away-an-extra-20\">Stash away an extra 20%.<\/h2>\n<!-- \/wp:heading -->\n\n<!-- wp:paragraph -->\n<p>There\u2019s a huge range for any project, from a few thousand to a few million dollars. Understanding what you want <em>and<\/em> need out of the project and establishing trust between you and your construction team are the best first steps for financial planning, Tricamo says.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>On average, however, both Brown and Harn agree that you should set aside an extra 20 percent more than the estimated costs.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>\u201cYou\u2019ll thank yourself later when the \u2018construction surprises\u2019 and \u2018finish splurges\u2019 inevitably pop up,\u201d Brown says. \u201cMy best advice before you swing the first hammer? Do a little neighborhood detective work\u2014hop on Zillow, cruise the MLS, or simply take a drive around to see what homes similar to yours are selling for by the square foot. That will give you a realistic benchmark.\u201d<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>Harn has another prompt you can share with potential contractors to stay on budget: \u201cI tell them to give me the best- and the worst-case estimate,\u201d she says. \u201cThere\u2019s always going to be that element of surprise, especially with older homes, because you can\u2019t see behind the walls or under the floors. Asking for the \u2018worst case\u2019 can help you avoid surprises\u2014to an extent.\u201d<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-build-in-a-three-month-cushion\">Build in a three-month cushion.<\/h2>\n<!-- \/wp:heading -->\n\n<!-- wp:paragraph -->\n<p>Again, it\u2019s difficult to share a timeline for any given project, but Brown\u2019s general rule of thumb is to tack on three months to the best-case schedule you\u2019re given.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>\u201cEvery project has its own personality (and timeline quirks),\u201d she says. \u201cTrust me\u2014life, supply chains, and subcontractors have a way of stretching even the most carefully plotted timelines. To prepare, spend time upfront making as many selections as you can before the work begins. For a forever home, it\u2019s still about durability\u2014but this is where you get to bring in joy. Go with materials you love\u2014because if it\u2019s too practical and not personal, you\u2019ll end up <a href=\"https:\/\/www.sunset.com\/home-garden\/design\/home-renovation-tips\">remodeling<\/a> again. When we first bought the property, we were envisioning a very simple modern farmhouse design. However, in the years since, we\u2019ve had a chance to dive into design inspiration, and as a result, our plans for the property have become so much richer and multilayered. For example, we had initially planned to add square footage to the guest house (the apartment over our garage). However, the city wouldn\u2019t allow it for various reasons, so we had to pivot and reconfigure the guest house plan to work within the existing <a href=\"https:\/\/www.sunset.com\/home-garden\/idea-houses\/small-space-design-ideas\">500-square-foot space<\/a>. This was less than ideal; however <a href=\"https:\/\/www.sunset.com\/home-garden\/idea-houses\/camille-styles-great-room-idea-house-renovation\">we were able to get creative<\/a> within constraints and come up with an alternate plan that will still be really cool and interesting. In fact, it may even be better. When I visualize myself in the \u201cafter,\u201d I see a space that encourages calm, connection, and physical and emotional health.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>As many of us work from home these days, we\u2019re inspired to treat our outdoor spaces as extensions of our <a href=\"https:\/\/www.sunset.com\/home-garden\/idea-houses\/camille-styles-great-room-idea-house-renovation\">living space<\/a>\u2014and thanks to Malibu\u2019s temperate climate, this project is giving us the opportunity to do just that. We\u2019ve been working closely with our landscape architect, Michael Fior\u00e9, to come up with some creative design solutions that will extend the livable square footage straight into the outdoors. Immersing ourselves in nature doesn\u2019t have to mean going on vacation\u2014sometimes it\u2019s as simple as spending time in our own backyards.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>Here are a few creative design solutions we\u2019re using to foster a deeper daily connection with nature both indoors and out.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\">1. Consider Transitions<\/h2>\n<!-- \/wp:heading -->\n\n<!-- wp:image {\"id\":156512,\"sizeSlug\":\"large\",\"linkDestination\":\"none\",\"credit\":\"Michelle Nash\"} -->\n<figure class=\"wp-block-image size-large\"><img src=\"https:\/\/www.sunset.com\/wp-content\/uploads\/living-room-pc-michelle-nash-1024x737.jpg\" alt=\"Living Room\" class=\"wp-image-156512\"\/><p class=\"p-credit\">Michelle Nash<\/p><\/figure>\n<!-- \/wp:image -->\n\n<!-- wp:paragraph -->\n<p>Designing a home with a seamless indoor-outdoor flow has become increasingly popular in recent years. The goal? To bring more connection to nature into everyday life, and encourage easy transitions between indoor and outdoor living.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>One of the most effective ways to create this flow is by incorporating large doors that can be opened up to the outside space. For our <a href=\"https:\/\/www.sunset.com\/home-garden\/idea-houses\/dream-house-beach-camille-styles\">beach house renovation<\/a>, we\u2019re installing an almost 30-foot wall of sliding doors that will create a dramatically wide passageway when they\u2019re completely open. Natural light and fresh air will flood into the space, creating a sense of openness and easy access between the indoor and outdoor spaces.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\">2. Create Continuity<\/h2>\n<!-- \/wp:heading -->\n\n<!-- wp:image {\"id\":156513,\"sizeSlug\":\"full\",\"linkDestination\":\"none\",\"credit\":\"Michelle Nash\"} -->\n<figure class=\"wp-block-image size-full\"><img src=\"https:\/\/www.sunset.com\/wp-content\/uploads\/cohesive-materials-seating-pc-michelle-nash.jpg\" alt=\"Cohesive Materials in Living Room Seating\" class=\"wp-image-156513\"\/><p class=\"p-credit\">Michelle Nash<\/p><\/figure>\n<!-- \/wp:image -->\n\n<!-- wp:paragraph -->\n<p>I want to create a sense of continuity between our indoor and outdoor living areas that erases any hard distinctions between the two spaces. That said, it takes a little know-how to come up with creative solutions to make outdoor furniture look and feel as comfy as what\u2019s inside\u2014it has to stand up to wear, tear, and inclement weather (especially at the beach!)&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>Thankfully, many of the <a href=\"https:\/\/www.sunset.com\/home-garden\/how-to-choose-finishes-surface-house\">natural materials<\/a> that I love for the indoors also work great outside. Concrete, teak, stone, tile, and terracotta are materials that can withstand outdoor conditions, ones that I\u2019ll carry through both my indoor and outdoor furniture and finishes. When it comes to fabrics, I\u2019ll opt for weather-resistant fabrics outside, but I\u2019ll use a neutral color palette that\u2019s similar to what I\u2019m using throughout our interiors for cohesion. We\u2019ll also incorporate typically \u201cindoor\u201d decor items in our outdoor living spaces, like pendant light fixtures, textural rugs made of natural materials, sculptural objects, and candlelight that will make the outside feel every bit as inviting as our indoor rooms.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\">3. Create an Outdoor Kitchen<\/h2>\n<!-- \/wp:heading -->\n\n<!-- wp:image {\"id\":156514,\"sizeSlug\":\"large\",\"linkDestination\":\"none\",\"credit\":\"Michelle Nash\"} -->\n<figure class=\"wp-block-image size-large\"><img src=\"https:\/\/www.sunset.com\/wp-content\/uploads\/outdoor-kitchen-pc-michelle-nash-1024x840.jpg\" alt=\"Outdoor Kitchen\" class=\"wp-image-156514\"\/><p class=\"p-credit\">Michelle Nash<\/p><\/figure>\n<!-- \/wp:image -->\n\n<!-- wp:paragraph -->\n<p>Since cooking and gathering friends together is one of my greatest passions, an outdoor kitchen was top-of-my-wishlist for this project. I\u2019m designing a space that feels both considered and casual, with the outdoor kitchens of Spanish islands as my inspiration. Though it\u2019ll feel simple and timeless (think raw stucco, rough wood, and simple finishes), it\u2019ll be outfitted with the conveniences I need to cook for a crowd: a grill, sink, counterspace, and shelves to store dishes and supplies. And best of all? Our indoor kitchen has a large window above the sink that opens straight out to the outdoor counter. I can already imagine myself prepping ingredients, then passing them straight through to my husband Adam to throw on the grill.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\">4. It was even the inspiration behind my brand that makes <a href=\"https:\/\/casazuma.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">handmade goods for the table<\/a>.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>Though our space will have a covered pergola, lighting, and even outdoor heaters so we can enjoy it all year round, an outdoor dining room can be as simple as a table and chairs on a backyard patio. Even a small setup provides the luxury of enjoying meals outside and connecting with nature more often in your everyday routines.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\">5. One thing we learned from our years of landscaping our <a href=\"https:\/\/camillestyles.com\/design\/camille-styles-backyard\/\" target=\"_blank\" rel=\"noreferrer noopener\">backyard in Austin<\/a>? By planting drought-tolerant species that will thrive and establish borders between the different areas of the space, you can create a sense of coziness and warmth. It\u2019s all part of our journey to the <a href=\"https:\/\/www.sunset.com\/home-garden\/idea-houses\/camille-styles-idea-house-2023\">Sunset 2023 Idea House<\/a>, a home that displays the latest innovations in Western home design.<\/em><\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>Tucked into the side of <a href=\"https:\/\/www.sunset.com\/home-garden\/idea-houses\/dream-house-beach-camille-styles\">our property<\/a> is a 600-square-foot space that resides above the garage. Technically, it\u2019s a \u201cguest house,\u201d but before you start picturing some well-appointed quarters, let\u2019s be clear that the current space is nothing of the sort. To access it, you climb a windowless staircase that is thankfully dark enough to hide the stains on the <a href=\"https:\/\/www.sunset.com\/home-garden\/design\/spa-bathroom-makeover\">old carpeting<\/a>. At the top is an open room with a funky sloped roofline, laminate flooring that\u2019s popping up on the edges, and a Murphy bed that released a cloud of dust the first time we pulled it down. Suffice to say\u2014the space is far from being ready to host <em>any<\/em> guests.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>However, 600 square feet is still much-needed space in <a href=\"https:\/\/www.sunset.com\/home-garden\/idea-houses\/camille-styles-great-room-idea-house-renovation\">this project<\/a>, and working with the existing footprint will not only save us tons of money, but it also simplifies the permitting process, which equals a faster timeline. This is a place where we envision years of memory-making with out-of-town friends and extended family, so having a dedicated guest house where people can comfortably decamp is a major luxury we aren\u2019t willing to give up. And so, we rolled up our sleeves and began the process of reimagining this space into a boutique hotel-level guest house. Here\u2019s the plan:<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-1-make-a-good-first-impression\">1. We knew that the shady carpeted interior staircase wasn\u2019t going to cut it, so one of the first changes made by our architect, <a href=\"https:\/\/www.buaia.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Doug Burdge<\/a>, was to eliminate the interior staircase entrance altogether, instead creating an exterior staircase and entrance.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>In the new design, guests will be greeted by a beautiful staircase with modern cable railing covered in native vines. And just as important, all that square footage that is currently being taken up by an interior staircase will be freed up as livable space. It\u2019s a smart solution that will make a major difference in maximizing this small space.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-2-let-there-be-light\">2. This opens up the space and makes it feel bigger, and by adding floor-to-ceiling windows that maximize the views of Zuma beach, the guest house will receive tons of natural light.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>Natural light becomes even more crucial when designing a small space, since nothing makes a space feel larger than flooding it with good light. And no one\u2019s going to mind making lunch in a tiny kitchen when they\u2019re basking in sunshine and gorgeous views.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-3-double-up\">3. In the kitchen, a petit butcher block island will serve multiple duties as both prep space and dining area. A fold-out sofa in the living area will be the main seating for hanging out and movie nights, but when the house is occupied by a family with kids (as it will be, with our siblings, nieces, and nephews!), we\u2019ll have the option of folding it out to a secondary bed so that the house can sleep four.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-4-embrace-a-high-low-mix\">4. Since the majority of our budget is being allocated to the main house, we have to be smart about choosing furniture and fixtures that won\u2019t break the bank but still achieve the aesthetic we\u2019re trying to create. My strategy? I\u2019ll choose just a few spots to splurge on special materials and vintage pieces, and fill in the rest with budget-friendly finds with clean lines and neutral shades.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>For instance, we\u2019re considering affordable IKEA cabinetry, which will appear much more elevated when placed next to gorgeous handmade Zellige tile from <a rel=\"noreferrer noopener\" href=\"https:\/\/www.ziatile.com\/?gclid=CjwKCAiAmuKbBhA2EiwAxQnt71lTee4FdYbbKODF5vzAFg311aS26loKB8gy1Tt0QXvAIGgbOYmVdBoCeFkQAvD_BwE\" target=\"_blank\">Zia Tile<\/a>. Seagrass rugs and woven light fixtures are wallet-friendly ways to bring in texture and the beachy vibes we\u2019re after.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-5-be-smart-with-storage\">5. So, a floating shelf that runs the width of the room above the countertop will provide much-needed storage space for my favorite handmade <a href=\"https:\/\/casazuma.com\/collections\/dinnerware\/products\/playa-dinner-plate?_pos=1&amp;_fid=52e1ca220&amp;_ss=c\" target=\"_blank\" rel=\"noreferrer noopener\">stoneware plates<\/a> and <a href=\"https:\/\/casazuma.com\/products\/the-gathering-board\" target=\"_blank\" rel=\"noreferrer noopener\">cutting board collection<\/a>. Plus, it\u2019s a great spot to mix up the styling of the room by changing out what goes on the shelves.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:heading -->\n<h2 class=\"wp-block-heading\" id=\"h-6-create-separation\">6. Even though the entire house is only 600 square feet, we\u2019re walling off the bedroom to give it the true privacy you\u2019d find in a hotel room. The timeless patina of an unlacquered brass faucet that gets better with age, a chair whose organic shape reminds me of the waves, or a vintage piece that repurposes something old to bring life and soul into the space. I\u2019m sticking to an earthy color palette that recalls the beaches and canyons that are all around us in Malibu. As we prepare to gut&nbsp;and<strong>&nbsp;<\/strong>renovate our 1950s bungalow on the shores of Zuma&nbsp;Beach, I know in my heart that this is so much more than the story of a house. It\u2019s the journey of our family\u2014how we came to California to create a new chapter, one that was about slowing down, being present,&nbsp;and<strong>&nbsp;<\/strong>connecting with nature and with each other.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>The story starts during the first few months of the pandemic, confined to our home in Austin, Texas. With so few distractions, we found ourselves taking a fresh look at some of the choices&nbsp;we were making with our lives. Though we\u2019d talked for years about having a vacation home at the beach, it was always in the context of some far-off day in the future. But with the pandemic came a new level of flexibility; no longer did we have to be in one location to function in work, school, and life. Suddenly we questioned why we weren\u2019t actually doing things we\u2019d been talking about for years. There\u2019s a great burrito place, a local grocery store that makes amazing smoothies, a surf shop, and not a whole lot else. We\u2019d been to dinner at a neighborhood farm where we ate margherita pizza at picnic tables under the stars. The cell signal is terrible\u2014just the kind of change from&nbsp;\u201cnormal life\u201d&nbsp;we were craving.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>As we searched, there was this one beach shack with a crazy floor plan that we kept coming back to. It had some issues, but it also had sunset views over the Pacific, doors that opened up to the sea breezes, and citrus and avocado trees. When we got an alert that the seller dropped the price, we booked our flights, and 48 hours later we were headed to see the house in person.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:image {\"id\":149290,\"sizeSlug\":\"large\",\"linkDestination\":\"none\",\"credit\":\"Michelle Nash\"} -->\n<figure class=\"wp-block-image size-large\"><img src=\"https:\/\/www.sunset.com\/wp-content\/uploads\/IdeaHouse-Camille-Styles-May2022-livingroom-malibu-2490-683x1024.jpg\" alt=\"Malibu home living room backyard view\" class=\"wp-image-149290\"\/><p class=\"p-credit\">Michelle Nash<\/p><\/figure>\n<!-- \/wp:image -->\n\n<!-- wp:paragraph -->\n<p>The next few weeks were full of negotiations and uncertainties, but when the dust settled, the house was ours. We hired our architect, <a href=\"https:\/\/www.sunset.com\/home-garden\/design\/celebrating-30-years-of-stylish-sustainable-design-from-burdge-architects\" data-type=\"URL\" data-id=\"https:\/\/www.sunset.com\/home-garden\/design\/celebrating-30-years-of-stylish-sustainable-design-from-burdge-architects\">Doug Burdge<\/a>, and spent the next year going back and forth between Austin and Malibu, making our plans and spending as much&nbsp;time as we could during summer and school holidays with our family just soaking up the beauty of our new retreat. When the world began returning to normal, life for all of us got just as busy as before\u2014in some ways, more so because the previous divisions between work and home life were blurred. When I\u2019m at the beach, I notice how my senses are fully awakened\u2014how much more I notice in the world around me. Nothing influences our state of mind quite like our homes, so bringing an awareness of the desired effect is quite possibly the most impactful step in any design process. I\u2019m thankful for the year-plus we\u2019ve been able to spend out here while we plan. Waiting for specific products to arrive after you\u2019ve already started the renovation can cause a domino effect of costly delays. The idea is to keep things moving as quickly as possible.\u201d<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>In the planning phase, you also want to acknowledge your intentions for your home. Clark says she runs through a series of questions with her clients. The second-most-popular choice was to open the kitchen with double doors or a row of doors (a quarter of homeowners went with this one). Nearly three in five homeowners (59%) use the kitchen as a hub for entertaining and 46% use it for casual socializing.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>The <a href=\"https:\/\/www.sunset.com\/home-garden\/home-tours\/kitchen-pantry-before-and-after\">entertaining aspect<\/a> is also a reason why the Houzz report found that more than two in five homeowners are drawn to long kitchen islands of about 7 feet or longer. This preference has grown by 10 percentage points since 2020. Houzz just released its <a rel=\"noreferrer noopener\" href=\"https:\/\/www.houzz.com\/magazine\/2023-u-s-houzz-bathroom-trends-study-stsetivw-vs~170855596\" target=\"_blank\">2023 U.S. Bathroom Trends Study<\/a> and found that wood is now the color of choice for bathroom vanities with 33% of renovating homeowners opting for it. Wood takes the top spot from white, which wasn\u2019t the only color to see a decline; the third most popular color, gray, also declined 2 percentage points year over year with 13% of homeowners going gray.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>While a white-hued vanity is not as favored anymore, the Houzz study found that the color is still relevant in other parts of the <a href=\"https:\/\/www.sunset.com\/lifestyle\/wellness\/heres-how-you-can-turn-your-ordinary-bathroom-into-a-spa-getaway\">bathroom<\/a>. It's is still the top choice when it comes to countertops, shower walls (although it dropped 6 points from last year), and non-shower walls.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:image {\"id\":145906,\"sizeSlug\":\"large\",\"linkDestination\":\"none\",\"credit\":\"Thomas J. The Houzz team found that <a href=\"https:\/\/www.sunset.com\/home-garden\/design\/spa-bathroom-makeover\">primary bathrooms<\/a> were getting bigger and many homeowners were drawing extra square footage from their closets, bedrooms, and hallways to renovate. Two-thirds of homeowners were also addressing special needs during their bathroom renovations, specifically the needs of an aging household, which remain the top priority for many people. Some features added for those needs include grab bars, nonslip flooring, and curbless showers.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>When it comes to bathroom features and updates, the study found that upgrading systems was the most popular major bathroom improvement: ventilation fans, radiant heating, and a tankless water heating were the most common systems added. Many homeowners also increase their shower size (51%), <a href=\"https:\/\/www.sunset.com\/home-garden\/home-tours\/dated-cramped-bathroom-remodel\">change the layout<\/a> (43%), and modify the walls (41%).<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:image {\"id\":131620,\"sizeSlug\":\"full\",\"linkDestination\":\"none\",\"credit\":\"Thomas J. Story<\/p><\/figure>\n<!-- \/wp:image -->\n\n<!-- wp:paragraph -->\n<p>And given inflation prices, it\u2019s no surprise that the cost of a <a href=\"https:\/\/www.sunset.com\/home-garden\/idea-houses\/best-roi-home-renovations\">bathroom remodel<\/a> has gone up, too. The median spend on all bathroom remodels has grown 50%\u2014it was $9,000 in 2021 and $13,500 in 2022.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>To compile the results for the trend report, Houzz sent a 60-question online survey about bathroom renovation projects to registered Houzz users between July 19 and July 17, 2023\u2014respondents had to be homeowners and have completed a bathroom remodel or addition project in the past 12 months, be currently working on one, or planning to start one in the next three months.
